What does it cost to work with LivedIn?

Securing Permission in Principle is no-win-no-fee. We fund feasibility, design and the planning application. If planning is refused, you pay nothing. If planning is granted, our fee comes from the uplift we create — never from your existing land value.

What happens if planning permission is refused?

You owe nothing and keep the land. Planning is a risk we carry, not you. If we don't secure Permission in Principle, the work we did is at our cost, not yours.

Can I withdraw at any stage?

Yes — you're never locked in. After PiP is granted you can sell to a developer, retain and design, or run plot sales yourself. At each later stage you can decide to exit, sell the site, or carry on. You're in control throughout.

How long does the process take?

Permission in Principle takes around 5 months. Site design adds about 8 months. Servicing the plots is roughly 9 months. Plot sales typically run 3–6 months alongside servicing. End-to-end, full plot sales is around 25 months — but you can exit and realise value at each stage.

How much do I have to do during the planning process?

Very little. We handle feasibility, design, surveys, planning consultants and submission. You sign off on key decisions and review the proposals — typically a few hours of input across the 5-month PiP stage. We'll keep you fully informed throughout.

Can my land actually get planning permission for homes?

Every site is different, but the Self-build and Custom Housebuilding Act 2015 creates a legal duty on councils to provide enough self-build plots — and most councils are behind. This tips the planning balance in favour of small self-build sites, especially on village or town edges. Our free site assessment gives you a realistic first read on your specific site.
