About this home:

The Wintles is a beautiful example of what a sensitive new development can be. Similar to traditional hillside villages, there are pedestrian walkways, porches that address the public realm, houses nestled together while minimising overlooking and shared greens. Incidental meeting points have been carefully designed - you can't walk through the site without stopping for a chat. Cars do not dominate the plan. Houses are unique yet of a style: timber cladding, intricate brickwork and colourful render. Built to the highest standard of the early 2000s, they are heavily insulated, have solar thermal and wood burners. The residents share 12 acres of allotments, woodland, orchard, vineyard, labyrinth, chickens and bees. Community is thriving!

Planning Insights:

8 months at planning

Residents paid deposits on houses off-plan and could make alterations to internal elements. The first Phase was built by the Village Makers but after the financial crash in 2008 other developers has to come in to finish Phase 2 and 3. Built on the boundary of Bishop's Castle, the new village addresses the town and public footpaths run through the site. The 12 acres of woodlands and allotments were bought at agricultural value and are now part of a trust - they cannot be built on.

Resident's engagement

Communal areas are maintained by the residents, managed by 5-9 board members. Engagement is optional so you can be as involved as you want which does mean some people choose to stay quite private.

Conflict resolution

While conflict is rare, there have been some highly contentious debates about road surfaces and public footpaths. Some people even chose to move out after the hostility. Decisions are made at the AGM.

Isolation in elderly population

The Wintles is a perfect place for people to not get lonely. They have group chats and emergency contacts. Over lockdown they could socialise outside in their respective gardens and still chat.
