About this home:
325 Fishponds Road is a self-finish community developed by Bristol CLT. A main contractor built the shells of the 6 3-bed houses and converted the old school house into 6 1-bed flats. Residents volunteered once a week for a year to collaboratively finish everyone's homes - coordinated by the Project Manager. Hours put in earned them Sweat Equity which increased the % of their ownership/decreased their rent. Prior to this, they met weekly to make group decisions and bond. There's a mixture of shared ownership and social rent - all at affordable rates. Each house has personal interior design and quirky moments. The shared garden is valued by everyone and the open door policy means the kids can roam between houses and the park next door.

Planning Insights:

Since the site was gifted to the CLT by the council - 999 year lease for £1 - the council supported this development. Extensive pre-app and discussions with the Local Authority by Stride Treglown meant the first plan was granted permission. The contractor was on a design and build contract so had to submit their detailed drawings with minor changes made to the design. Permitted development rights have been rescinded so any change to the properties -like the dormer windows- requires permission.
Project Challenges
Coordinating unskilled people on site
The contractor was still on site and found that the volunteers got in their way. A Project Manager coordinated the work parties, ensured knowledge and skills were shared, and sorted out insurance.
Confusing contract with solar array
A third party rents their roof space for a PV array but sells the energy back to the grid. They have a 25year lease and it's unclear what will happen when this ends. They don't benefit from the energy
Affordability vs Sustainability
While the community is socially and economically sustainable, the contractor prioritised cost saving - in terms of slight modifications to design and material choices over environmental concerns.
