About this home:

A LIVEDIN project with designs by Project Orange, The Green blends Norfolk’s heritage with modern living. Steep-pitched roofs and raised gables reflect traditional forms, while full-height glazing adds contemporary character. The Design Code strikes a careful balance—offering homeowners creative freedom in materials and configurations while maintaining a harmonious streetscape. Each buyer independently managed their self-build, and plots were structured to accommodate varied build timelines, ensuring a smooth, coordinated development process. At its heart, the collectively owned village green fosters community, sustainability, and a refined interpretation of Norfolk’s vernacular charm - a model for thoughtful, people-centred development.

Planning Insights:

12 months at planning

A hallmark of self build is the choice it offers the homeowner. On sensitive sites however a balance needs to be struck between offering flexibility and protecting the amenity of neighbours as well as controlling the overall appearance of development. A ‘design code’ which allows homeowners to customise the designs in terms of window arrangements and a material palette including red or black clay pantiles, natural or stained black timber cladding, the local carstone and Norfolk red brick.


Project Challenges

Delivering Affordable Housing

Two affordable plots were delivered by an affordable housing provider. However, if these had been affordable self-builds they would have been more in keeping with the other houses.

Balancing Customisation and Design Control

A Design Code was introduced to regulate external customisation. This allowed homeowners to select from pre-approved materials, roof types, and window arrangements while ensuring the homes maintained a cohesive appearance.

Coordinating a Multi-Owner Build Process

LIVEDIN installed all necessary infrastructure upfront. The site layout allowed simultaneous builds, and additional parking and temporary facilities minimised disruptions during construction.
